A residential tower is, above everything else, an argument about repetition. A decision taken once at floor-plate level is repeated forty, sixty or eighty times. A square metre of inefficiency is multiplied by the number of floors. A view that works on one level either works on all of them or the building has a problem.

This is why tower design rewards early rigour more than almost any other typology, and why the decisions that appear purely formal are usually economic.

The floor plate is the building

Everything begins with the relationship between the core and the perimeter. The core — lifts, stairs, risers, lobbies — is unsellable area that every floor must carry. The perimeter is where value sits, because it has light and view.

The ratio between them determines the building's efficiency, and efficiency is not an accounting concern: it determines whether the design ambition is affordable. A core that is slightly too large, repeated sixty times, removes the budget that would have paid for the façade.

Getting this right requires resolving several things simultaneously — lift strategy against population and travel time, structural system against span and floor-to-floor height, riser provision against unit servicing, and escape distances against unit layout. It is one of the reasons concept stage on a tower absorbs more analytical effort than clients often expect.

View geometry is the design problem

In a market where residential value is heavily view-driven, the geometric question is how many residences get a good outlook rather than whether the building has one.

A simple extruded rectangle gives excellent views to the units on the ends and progressively worse ones along the flanks. The design responses are well established — rotating, twisting, stepping, faceting, notching — and each carries structural and façade cost.

At COMO Residences on Palm Jumeirah, where Benjelloun & Partners acted as design architect for Nakheel, the tower's silhouette twists gently as it rises, giving every residence an open diagonal view to the sea and the skyline beyond. The twist is not decoration; it is the mechanism by which the view problem is solved for the whole building rather than for the best floors.

At Fairmont Residences Solara Tower in Downtown Dubai, rising 270 metres in the Burj Khalifa district, the approach differs: each floor steps and shifts against the one below, producing a terraced profile. Stepping generates private outdoor space at height — difficult to achieve in a tower — while breaking the mass into something that reads as layered rather than monolithic.

Both are geometric strategies for the same underlying problem. Which is appropriate depends on site, orientation and what the surroundings offer.

Façade in a Gulf climate

The façade of a tall residential building in this region carries an unusually heavy load. It must control solar gain in a climate with intense sustained heat and high summer sun angles; resist wind loads that increase with height; manage sand and dust in a way that keeps the building looking maintained; and remain cleanable and repairable at height over decades.

These pull against a market expectation of extensive glazing and open views. The reconciliation is usually a combination of orientation-specific treatment, self-shading through the building's own geometry, recessed openings, and terraces or balconies that provide shade to the floor below while giving residents usable outdoor space.

Both COMO and Solara use planted terraces and balconies in this way — the terraces soften the boundary between inside and out while performing environmentally.

Façade strategy is set by the particular combination of orientation, height, exposure and maintenance regime on a given project, which is why comparable towers arrive at materially different envelopes. What is consistent is the order of the reasoning: performance requirements are established first, the geometry of the building is used to do as much of the shading work as it can, and specification follows rather than leads.

Amenity, and where it goes

Tower amenity is placed in one of three positions, and the choice shapes the building.

At the base — conventional, straightforward to service, but it occupies the podium levels that have the least view value anyway, which is often exactly why it works.

At mid-height — a sky-lobby amenity floor breaks the elevation and gives residents a destination that is not the ground. It costs a full floor of sellable area and complicates the structural and services strategy.

At the crown — the most valuable position by view, and the most contested, because the top floors are also the most valuable residences. Where it is done, it is a deliberate statement.

COMO places a Sky Beach Club and Sky Pool at the top of the building, framing sunset views across Palm Jumeirah. That is a decision to spend the most valuable floor area in the building on shared experience rather than private sale — a positioning choice as much as a design one.

The discipline of repetition

Because everything repeats, tower design rewards restraint. A detail that is slightly awkward is not slightly awkward once; it is awkward on every floor, visible from every angle, for the life of the building.

This is the argument for a restrained material palette. At COMO the palette is deliberately quiet, on the principle that luxury is the result of space, proportion and connection to setting rather than ornament. On a building repeated sixty times, that is not only an aesthetic position — it is a maintenance and buildability position too.

Common misconceptions

"Height is the difficult part"

Height is a structural and logistical problem with well-established solutions. The difficult part is efficiency and view geometry, and those are settled at concept stage.

"The tower's form is the architect's aesthetic preference"

The successful forms are usually solving something — view distribution, self-shading, wind response, or breaking mass at scale. Form that solves nothing tends not to survive value engineering.

"More glass means better views"

Beyond a point, additional glazing adds solar gain, cooling load and maintenance without adding meaningful outlook. Where the glass is placed matters far more than how much there is.

"Amenity can be resolved later"

Amenity has structural, servicing and circulation consequences. Deciding its position late means either compromising it or re-engineering the tower.

What this means for a developer

  • Invest disproportionately in concept stage — the floor plate is decided once and repeated
  • Test efficiency and view distribution together, not sequentially
  • Fix the amenity strategy early, because it is structural
  • Treat the façade as a performance problem, not a cladding selection
  • Prefer restraint in anything that repeats
